Building Structure
Main Structure: reinforced concrete frame structure, 7-18 ground floors and 2 underground floors.
Heat Preservation Materials: extruded polyphenyl insulating plate for external wall
External Wall: dry-hanging ceramic plate wall and glass curtain wall
Door and Window: Low-E hollow aluminum alloy window with a top-hinged mode for openable windows.
Internal Wall: mortar trowelling and puttying
Ceiling: puttying and leveling for basement and concrete surface for other parts
Indoor Floor: structural surface layer, prepared decorative surface.
Lobby: height of floor: 8.4m, loft in design, free combination of spaces, and the manually revolving door and flush door as the door of lobby.
Slab to Slab height: 4.2m.
Height of the top floor: 8.4m or 12.4m loft space, flexible in design and free in use.
Floor Loading: 250kg/㎡ for typical office floor, 500kg/㎡ for level 1,level 2 and the top floor, where foliages can be planted on the roof.
Rest Room: cement mortar protection layer for floor, wall surface roughening, and structure surface of the ceiling.
Infrastructure Supporting System
1. Elevator System
The Shanghai Mitsubishi elevators with the load of 1050kg, speed of 1.6-2.5m/sec and the car dimensions of 1600mm width×1500mm depth and 2600mm net height will be adopted in Phase I (to be determined for Phase II and Phase III).
Decoration Standard:
(1) Interior decoration of elevator cab: the material for cab door and wall is hair seam stainless steel, and part is etching hair seam stainless steel. On the fa?ade are equipped a mirror and rails, the cab ceiling is in a central arc form, the cab floor is PVC stone floor and the cab display is made of integrated hair seam stainless steel.
(2) Decoration of Elevator Door: the door and door jamb are made of hair seam stainless steel, wherein the specification for door jamb is small size. The material for door dill is hardening aluminum and the material for landing is integrated hair seam stainless steel.
2. Lighting System
Emergency lighting, safeguarding lighting, fire proof light and sight lighting are prepared for public sections, and the roof logo lighting system is also reserved.
3. Gas System
Inlet interface of gas is equipped in all buildings and can be registered and mounted upon the demands of the owners.
4. Smoke Exhaust System
An independent smoke exhaust channel is settled on the base floor of each building, which is competent for the reconstruction of dining place or dining lobby for employees.
5. Electrical
The measuring mode of massive quantity power supply and measurement is applied in this park, where the high voltage power supply is under the management of the garden itself. The power supply is available for users after being transformed to three-phase 380V through the switching station and distribution room, and satisfy the supply of dual-circuit 10kv high voltage power. The integrated power supply for a single building is offered to users at 100w/㎡.
6. Air Conditioning System
The fan-coil unit and fresh air are adopted in the air conditioning system of this project. The fresh air is generated by fresh air bi-directional ventilator, where the inlet of the fresh air is located on the roof and equipped with fresh air frequency converter with the fresh air quantity as much as 50m3/h/person. The cold resource adopts air cooled chiller, which is installed on the roof. The circulation pump is settled under the first floor underground, which controls the temperature by floor, and the user can adjust the temperature independently. The heat resource is located in B1, through which the heat exchanging station supplies the air conditioning hot water in unification.
7. Water Supply and Drainage System
This Project has gotten a living water supply system, a grey water supply system, sewage system, a pressure drainage system, a fire-fighting water system and a rainwater collection reutilization system. The water supply system is divided into low, medium and high level area, wherein, the low level area makes use of the municipal facility to supply water directly, the medium and high level area shall be increased with new pressure through the frequency converting pump before supplying the water to each water station. The grey water system is divided into low, medium and high level area for water supply, wherein the medium and high level area shall be increased with new pressure through the frequency converting pump before supplying the water to each water station. The grey water source shall be provided by the municipal network of the development zone. The drainage system is equipped with sewage submerged pump, fireproof drainage submerged pump, parking lot sewage submerged pump and rainwater submerged pump.
Intelligent Office System
1. Fire Automation System
The firefighting system is composed of automatic warning system inside the building, fire protection smoke exhaust system, auto spraying fire protection system, fire protection linkage system, emergency broadcasting system and indoor and outdoor hydrant system.
2. Security-Monitoring System
The security-monitoring system includes the cameras mounted at the main crossing, underground parking lot, entrance and exit, 24h offline patrol system, 24h television monitoring system and 24h underground IC card gardening management system.
3. Communication Automation System
Telephone, ADSL network indoor type cabinet and indoor line terminal can be positioned and mounted by users and whether to register and mount it depends on the demands of the user.
The main CATV signal enters the light end machine of the club. The owner could mount the cable and receive the signal from the club to each building upon request. The program receiving point shall be located and mounted by the user independently.。
A satellite receiving antenna base is settled on the roof of each building, where the user could mount a satellite receiving antenna with the diameter less than 4.5m independently.
Within the range of the building, either on the ground or under the ground, the mobile phone signal is to be available.
4. Building Automatic Control System
The building distributed control system is adopted in this project, which includes monitoring on air conditioning unit, drainage system, elevator, sight lighting and underground parking lot lighting system, etc.
5. Office Automation System
Line/slot for the underground main wiring equipment room of each single building is prepared. The weak electricity control centre can satisfy the demands of intelligent office on settling one sound and data point and two information interfaces every 3m2 in the working area.
